The problem
Small landlords often track rent in notebooks and chat threads. A tenant sends money by GCash, a screenshot gets lost, and nobody is sure what is still owed.
What it does
Tenants see each rental's balance and what is due next, on the phone they already use. They report a payment with its reference and receipt. The landlord reviews it and approves or rejects it. Only an approval changes the balance, and a partial payment leaves the exact remainder.
Around that sit properties, leases, monthly charges, late fees, deposits, receipts, repairs and reports.
One decision
A reported payment is a claim, not money. So a tenant's report is stored separately and never touches the balance. Approval is the only thing that creates a payment, and balances are always worked out from recorded payments rather than a stored total that could drift. Amounts are kept in whole centavos, never floating-point pesos.
